Eleven East
Located just across the highway from downtown Austin and five minutes away from the Texas Capitol and the University of Texas, is Eleven East, ARA’s first mixed-use development project. On the north side of East 11th Street, Eleven East consists of three buildings and two parking garages which surround the historic Arnold Bakery, now home to Shoehorn Design, and the historic Victory Grill. This massive revitalization effort evolved through the cooperative efforts of neighborhood activists and the City of Austin.

Named in honor of three prominent E. 11th Street businessmen and civic leaders, the Street-Jones and Snell buildings both house retail businesses on the first floor and office space in the remaining floors. The architectural style is neo traditional and reflects the way the street was originally developed. Exterior finish includes a mix of brick and stucco. The two buildings share a 172 space parking garage and 18 community parking spaces less than one block away for a total of 190 spaces.

ARA is proud to welcome the City of Austin Neighborhood Housing and Community Development Office and Wells Fargo Bank to Eleven East as well as Style Rite Beauty Salon, a fixture on E. 11th Street since the early 70s; ESPN Radio; Rumbo de Austin, a daily Spanish language news publication; local advertising agency Door No. 3; and BiGAUSTIN, a micro-business lender and technical assistance agency. Ms. B’s Creole Cuisine joined the tenant roster in January 2006, directly adjacent to a community art gallery which opened in the fall of 2005.

  • Approximately 62,700 square feet of land located one block east of IH-35 on East 11th Street.
  • Desired development is approximately 60,000 square foot mixed-use structure with housing/office above retail

  • Housing development to include affordable units with targeted marketing to those who have connections to the East End community

Block 17
  • Estimated project cost: $4.1 million (including lofts on Block 18)
  • Approximately 33,000 square feet of land located to the north of ARA’s Eleven East development (57,000 sf mixed-use structure) is available for 16 live/work lofts and a private drive
  • Each live/work loft is approximately 1,800 square feet with office space on the ground floor and a residence above
  • The lofts are to be sold at market rate currently estimated in the mid $200’s

  • The block totals approximately 62,500 square feet
  • Development on East 11th Street frontage planned as a 40,000 square foot mixed-use structure with retail on the ground floor and office and/or residential above ($8 million)
  • 8 live/work lofts to be constructed on the north side of the block ($1.9 million)
  • Rehabilitation of a historic structure on the east end of the block as 3,000 sf of office space ($.7 million)
  • A parking garage will be constructed to meet the parking needs of the mixed-use development, the live/work lofts, and the historic office.

  • Development to be done through a partnership between ARA and an East Austin developer
  • Mixed-use project is approximately 20,000 square feet

  • Residential units range in size from 600 square feet to 1300 square feet and are for sale

Street Improvements
ARA worked with Capital Metro, the City of Austin, and two private utility companies on a $3 million project to bury overhead utilities, upgrade water and wastewater service, and install striking streetscape improvements and public art created by East Austin artists. The most significant improvement is the Dr. Charles E. Urdy Plaza - a unique space that includes a mosaic tile mural by local artists John Yancey and Regina Thomas that depict the heritage of the area as well as a clock tower and green space where visitors can enjoy a quiet moment and observe E. 11th Streets activity.

The plaza’s namesake — Dr. Urdy — is an educator, scientist and long-time community leader.

Additional improvements to E. 11th Street include:

  • distinctive gateway arch
  • attractive street lighting and landscaping
  • transit amenities such as bus pull-ins that allow traffic to flow safely around buses as they stop to pick up passengers, bus stop shelters and new sidewalks
